Axiom Engineers: Commissioning

PORTOLA HOTEL & SPA, Monterey, CA

This hotel and spa was pursuing LEED for Existing Buildings Operation and Maintenance through the use of a Commissioning Agent. Equipment performance was verified through installation and analysis of over 100 local data loggers.

Commissioning included installation and analysis of installed data loggers to determine low cost and no cost improvement options. Systems that will benefit include eight large packaged rooftop air handlers, chilled water system, domestic hot water system, and numerous fan coils. Improvements include installing demand control ventilation, improved utilization of installed economizers, and updating existing lighting systems with compact fluorescents. LEDs, and higher efficiency fluorescents. Improvements are estimated to result in over 20% energy savings with less than 1 year payback

Notable Engineering Features

• 200,000 sq. ft.
• 75 ton packaged roof top air conditioner

• 4 smaller roof top air handlers (combination of cooling coils and packaged air conditioners)
• 4 system exhaust fans
• 40 tons Chiller and chilled water distribution system
• Domestic hot water system heated by cogeneration system

Project Accomplishments

• Performed first complete building equipment trending analysis since construction (1978)
• Provided low cost and no cost energy savings options estimated to result in 20% energy savings
• Provided numerous equipment operation improvements resulting in saved maintenance requirements
• Provided low cost options to improve indoor air quality from analysis of air balance report
