The project included the HVAC, plumbing,
and fire sprinkler design and bidding documents for
this 12,000 square foot custom residence in Pebble
Beach, California.
The HVAC system consists of hot water
radiant floors throughout with split DX fan coils for
cooling and humidity control. All fan coils have hot
water reheat.
A full DDC control system with concealed
thermostats interfaced to a computerized home control
system was installed.
The plumbing design included two 20,000-gallon
cisterns with pumps and controls for use of storm water
as a source for the landscape irrigation system.
The residential fire sprinklers are integrated
into custom barrel ceilings throughout the home.
